St James Point Phase 2, Newcastle

Whilst progressing proposals for post graduate student accommodation studios on St. James' Point Phase 1, DAY Architectural identified an immediately adjacent opportunity site which previously had a planning approval obtained by others, also for student accommodation. The previous planning approval delivered 176 student bedrooms within a tightly constrained site which had massing constraints imposed by the Planning Authority.


The opportunity site was marketed by the current owner without success due to the inefficiencies of the planning approval reflecting upon the anticipated build cost. DAY were instructed by a Developer / Operator Client to revisit this existing approval to both increase bedroom numbers within the fixed building massing whilst improving build efficiency. Cross efficiencies in respect of shared energy generation and utilities across the two adjacent Phase 1 & 2 sites were also investigated to reduce overall develop costs.


The revised planning approval was secured within eight weeks and delivered an additional 27 bedrooms illustrating how our specialisms in this sector can be utilised to the benefit of our Clients. The scheme is currently being developed through detail design to enable the proposals to be tendered with an anticipated start on site planned for early 2014 with an August 2015 completion.
